Two build-to-rent sites in Toowoomba have opened 148 apartments since March 2026, with one-bedroom units leased at $395 a week and two-bedroom units at $480 a week under 12-month contracts that include utilities and maintenance.
The $10 billion Inland Rail project has drawn new workers to the region, lifting demand for rental stock while home prices remain anchored near the Queensland median of $490,000. Households that once considered buying now face deposits above $49,000 plus stamp duty, pushing many to examine longer-term rental options instead.
Projects in Glenvale and Highfields
The Glenvale development sits on the former showgrounds site off Boundary Street, next to Glenvale State School and the new rail freight terminal access road. Tenants there share a gym, a 24-hour concierge and a shared garden maintained by the operator. In Highfields, the second complex runs along Highfields Road near the Highfields Shopping Centre and the Toowoomba Regional Council library branch, offering the same bundled services plus pet-friendly policies that private landlords in the area often reject.

The fixed-fee model removes separate bills for water and building insurance, trimming average household outgoings by roughly $65 a week compared with similar private rentals on Ruthven Street.
