Inland Rail Project Lifts Property Values Near Toowoomba Corridors

The $10 billion Inland Rail alignment has added an average of 12 percent to median sale prices for detached houses within 3 kilometres of the route through Glenvale since construction contracts were let in late 2024.

The project matters now because the final track-laying phase between Gowrie and Oakey is scheduled to begin in September 2026, bringing certainty to buyers who had waited for environmental approvals. Toowoomba Regional Council records show 187 development applications lodged in the affected precincts during the first half of this year, up from 112 in the same period of 2025.

Highfields and Glenvale Streets See Strongest Demand

Buyers are focusing on streets such as Highfields Road and Glenvale Road where blocks back onto the future rail reserve. Local real-estate agency listings show three properties on Clifford Park Drive in Highfields sold above asking price in June, with one four-bedroom home reaching $685,000. The agricultural sector that underpins much of the regional economy is also expected to benefit from faster freight times to Brisbane markets once the line opens in 2028.

Further east, land near the planned logistics hub at Charlton has drawn interest from transport companies. The Toowoomba Chamber of Commerce reported that three new warehouse approvals were granted along the Warrego Highway service road in the past month alone.

Median Prices and Buyer Activity

Toowoomba’s overall median house price sits at $490,000, yet Glenvale and Highfields medians have reached $562,000 and $595,000 respectively according to CoreLogic data released last week. Auction clearance rates in those two suburbs averaged 78 percent over the past quarter, compared with 61 percent across the wider Toowoomba Regional Council area.

Prospective buyers should inspect properties this month before the next round of rail-related civil works begins, as access restrictions around the corridor are expected to tighten once track installation crews mobilise.
